Residential Project of 4 Three-Story Buildings Including 18 Residential Units and a 5th Building Renovation at 155 Greenwood Ave. in Downtown Bethel, Moving Forward Rapidly

If you drove in downtown Bethel recently it’s hard to miss a large building project located at 155 Greenwood Avenue, next to Wells Fargo Bank and across from the CJH Municipal Center. The 5 buildings span the length of the property from from Greenwood Avenue to School Street.

The project, by Stephen T. DeMarco (DeMarco Construction) is moving along rapidly in the last few months and you can now see 4 new buildings taking shape. The project was approved at the end of 2021 and also includes renovation to an existing structure, which was the former Dr. Edward Volpintesta office.

The project includes 18 residential units in the 4 new buildings, an 8,600SF commercial mixed use project, with 3 floors per building. It will have commercial flexible space on the ground floors possibly used for restaurants or offices.

The structures are located next door to Wells Fargo Bank with a small “pedestrian alley” between the two properties. A special permit was needed for this project, from the Bethel Planning & Zoning Commission, for a reduction of site parking within the (TOD) Transit Oriented Development Overlay Zone but includes zero commercial parking. Cars will park on the street or in the municipal lot.

The above rendering shows the pedestrian walk (center of photo in brown) twice as wide as it actually will be, which is approximately 8 feet wide. The developer of this project was hoping Wells Fargo property owners would extend the pedestrian walk 8 feet onto their own property, to make the walk 16 feet wide, and not have the fence to separate the properties, but that did not occur, according to discussions in Bethel Planning & Zoning meetings. Also, two more parking spaces were added, than shown here. Some building dimensions might have changed from these earlier renderings.
