Community-Centered Mixed-Use Development Project Launched near UNM Hospital in Albuquerque

Albuquerque, NM – A long-empty stretch of Lomas Boulevard is set for a dramatic transformation with the launch of a new mixed-use development near the intersection of Lomas Blvd. and University Blvd., just a short walk from the University of New Mexico Hospital and downtown Albuquerque.

A Community-Focused Vision

At the center of the development is a seven-story Courtyard by Marriott Hotel, featuring a rooftop bar with scenic views. But developers say the hotel is just the beginning.

“The District” will also include:

  • Retail shops
  • Two restaurants
  • A central plaza with an outdoor stage
  • Extensive landscaping, designed to enhance the city’s tree canopy

Prakash Sundaram, co-founder of Black Bear Development, explained that the project aims to serve the entire community, not just hotel guests.

“We’re really trying to make it centered around the community and make it something that everyone can enjoy,” Sundaram said to KRQE.

The developers hope to meet the growing demand for dining options, especially with the University of New Mexico Hospital expected to double in size in the coming years. Sundaram added:

“If you have a relative in the hospital and you’re traveling from out of town, you need a place to stay and a place to eat. We’re trying to provide all those amenities for people caring for loved ones.”

Local and National Interest

While no businesses have been officially announced, Sundaram said “The District” is already drawing interest from potential tenants.

  • Local restaurants are showing strong interest
  • Small retailers within the community are being prioritized
  • Potential national chains may also participate, though the focus remains on supporting Albuquerque-based businesses

“We’re focused on local small business people that already understand our community,” Sundaram said.

Partnership with Sandia Foundation

A key partner in the project is the Sandia Foundation, which owns the property. The non-profit is known for its support of education in New Mexico, including funding scholarships at the University of New Mexico.

Part of the revenue from “The District” will continue to support the foundation’s mission, making this project a community-focused development with long-term impact.

“We’re really excited about that partnership and giving back to the community,” Sundaram said.

Construction and Economic Impact

Developers plan to begin construction on the retail and restaurant portions by March of next year. The total project is estimated at $53 million and is expected to create over 500 jobs for the local economy.

With its mix of hospitality, retail, dining, and public spaces, “The District” is set to become a vibrant hub in Albuquerque, offering amenities for both residents and visitors while supporting local small businesses and the education sector.
